Constructability Review

Transforming Vision Into Reality

YA Group provides constructability reviews as part of its standard owner’s representative service, and independently to owners, architects, engineers, construction managers, and contractors. The intent is to understand the weighted attributes that key stakeholders value and identify potential risks to success based on the given planning or design approach. Our integrated approach to reviewing design and the associated project variables helps ensure scope, schedule and budget alignment for the decisive confidence needed to transform vision into reality.

A constructability review delivers an itemized report highlighting design conflicts, gaps, cost and schedule savings, and guidance on potential constructability challenges. Beyond the report, the review and debrief process offer broader benefits, including:

  • Achieve tightly grouped bid results
  • Reduce construction administration costs
  • Minimize change orders
  • Maintain strong relationships with subconsultants
  • Maintain a strong relationship between the owner, design team, and build team
  • Serve as a “training aid” for younger design professionals by helping them understand where to focus their attention on future projects
  • Assist the owner in buying more scope and reduce the project pricing that comes with perceived risk
  • Review code-related issues
  • Potential expedited review through Authorities Having Jurisdiction (AHJ)

Enabling Project Harmony

Project team structures often limit any single party’s ability to fully evaluate design approaches. Each stakeholder views plans through their own lens—architects may weigh cost impacts but not to the degree owners expect, while construction managers suggest design changes for build efficiency without considering the architect’s vision. These differing priorities can create gaps in achieving the owner’s overall objectives.

The goal of YA’s constructability review services is to enable project harmony. Project harmony is recognized when there is alignment between the owner, design team, and build team. YA’s process is scalable and can be used to assess the quality of a drawing package, offer constructability guidance, provide potential cost and schedule savings ideas, and support an approach to maximizing value as part of a value engineering process.

Integrated Design Review

Integrated Design Review

We review planning and design documents on a project, regardless of where it is from a maturation standpoint (programming, concept, schematic design, design development, construction documents). YA recognize that owner timelines for design and construction are oftentimes condensed in nature and aim to minimize RFIs and change orders. By performing an integrated design review as part of the constructability review process, YA generates a list of gaps in the design approach to address before advancing a project to bid.
