Py is an architect with over 30 years of experience in the AEC industry. Her expertise encompasses building envelope and site assessments, forensic investigation, moisture intrusion analysis, document peer review, code and accessibility compliances, remedial design, and written opinions for litigation support. Her repertoire includes an array of construction types and occupancies – from multi-residential and mixed-use developments to retail/commercial centers, historically significant structures, and technology campuses. Py’s involvements have also extended to the greater community. She’s served on the Advisory Commission for Redevelopment for the City of San Rafael in Marin County, CA, assisting with the downtown retail revitalization plan. She’s also been on the California College of the Arts and the Academy of Art University faculty, having taught courses in technical presentation, portfolio preparation, and market research.

Representative Consulting Assignments

  • Multi-story multi-residential over raised podium (numerous developments) | Systemic failures in the building envelope due to prolonged water intrusion. Compromises to structural elements, interior finishes and electrical system. Comprehensive remedial repair required: selected framing and structural sheathing replacement, installation of new exterior cladding and trim, fenestration, roof, selected interior finishes and wiring.
  • Commercial office park | Mis-installed EIFS cladding. Lack of back-drainage and incorrect sealant sequencing. Moisture migration into joints and glazing interfaces. Damage to interior finishes. Repair: Removal and replacement of EIFS cladding with back-drainage void on all buildings, re-installation of glazing sealants and replacement of damaged interior finishes.
  • Sub-grade concrete and masonry walls | Failed external waterproofing resulting in internal damage from moisture migration., Extensive efflorescence, fungal blooms and vertical offsets. Repair at zero lot-lines: Application of crystalline crazing and vapor barrier on negative sides of walls. Installation of subgrade sumps. Periodic monitoring. Repair at walls with setbacks: Excavate to sufficient depth. Install conduit drainage one foot below footing depth, remove failed waterproofing, install new system, protect and counter-flash top of barrier, re-install landscaping/flatwork with acceptable slope away from the walls.
